Ultimately, he was able to get a provision of the lease taken out stating that we (the tenant) would be responsible for the HVAC. Fast forward 3 years and the AC in fact broke down and the landlord tried to make us pay $8,000 to replace it. However, after reviewing the lease, the landlord found that it was not our responsibility and that saved us $8,000! It is very important to have a great attorney that understands business and lease agreements. Mr. Bovarnick did an outstanding job and this is definitely a real life success story of "doing it right" when selecting the proper legal counsel.
