READ BEFORE LEASING: First - Google Southwood Realty (who manages this property) and look at the reviews - 'Nuff said. However, let me elaborate a bit. I moved in when the Palisades was under Hawthorne Management and called The Landing at Lewis Creek. The Landing at Lewis Creek was AMAZING! The Palisades at Lewis Creek - not so much! Once Southwood Realty took over everything went to HELL! Emili, the property manager, is great. She does any and everything she can, however it is evident that she has no support from upper management so her hands are tied with many things. This is NOT luxury living. There is no reason why, when I sit on my balcony, I should smell dog feces and garbage and I don't even live close to the bark park or trash compactor. Be careful when you walk the property as many trashy residents leave dog feces everywhere despite the dog waste stations provided around the property. The compactor is often out of service as the residents from the neighboring homes bring their trash and bulk items to our dumpster and mess it up. The kids from the neighborhood jump the fence and go into the pool area and run a muck - damaging things and leaving a mess. We, as hard working Palisades residents can't even enjoy the pool because of it. Residents leave trash in the breezeways resulting in unwelcome "visitors". I lived here a little over two years and just recently had a german cockroach in my unit. I do not live in such a way that I should have these unwanted "visitors" in my home. However this is a true testament to the quality of people they are now allowing to live here. Things are so bad, many are moving out and The Palisades is having trouble filling the units. The roach was the last straw for me. Living in luxury is not having roaches in your home! In addition, two weeks before I moved out (I broke my lease and moved last Sat - 8/31/24. I couldn't take it!) I woke up to water leaking out of one of my smoke detectors. I was on the second floor. The detector that was leaking was right outside of my bedroom. It was not below the bathroom or kitchen where you would think a leak would originate. I was told by the maintenance crew that it was condensation from the AC line. Out of curiosity, I reached out to a professional and was told that was false information so the leak was mysterious. A few other issues are as follows: Dog vomit on the steps that is never cleaned and started to grow mold, water pressure low, water doesn't get very hot, they hired "security" through Signal Security to patrol the grounds overnight, yet they just sit having their faces in their phone - I felt real safe...NOT! Folks would often set up a "Redneck Mechanic Shop" in the car wash bay. Others would fix their breaks in the garage with power tools being fairly loud during "quiet hours". The list goes on, but I will stop here. I have included pictures so you can see what you're moving to before you get there. Oh..one last thing...if you happen to move into Building 1610, Unit 208, please make sure you keep an eye on the ceiling surrounding the smoke detector right outside of the bedroom - especially if you have mold sensitivity or underlying health conditions. I was told by maintenance that, how they would fix that is they would let it dry, spray some type of solution to "kill bacteria" and paint over it. That's a band-Aid, not a remedy.
